What does buying a new home in Verado look like in 2022?
It’s a new year and you would like to buy your first home. What an exciting time! There are many considerations to ponder including location and proximity to work/family/school/etcetera. As well as lifestyle and price range. Whether you’re more likely to gather information on your own or seek input from friends and family – be sure to give yourself plenty of time to process what you’re learning and envision what your ideal home and neighborhood would look like. Do your best to not feel rushed or pressured to act rapidly. It appears that the Boise market will perform similarly to 2021 and our area’s builders and developers continue to be optimistic with future communities and homes being planned in almost all price points.
Taking a closer look at Verado, here are a few things that you can expect or reflect on:
Lifestyle: Verado is a low maintenance neighborhood, being entirely built out by Blackrock Homes. Lawncare is provided by the Homeowners Association (HOA) for the front and the backyards, so you do not need a lawnmower or a lawncare provider. All of our homes feature exterior vinyl siding, designed for long-term durability – you only need to spray down the siding with a garden hose once or twice a year for lasting beauty, and no need to repaint in the future.
Location: Verado is just over one mile northwest of The Village at Meridian, with numerous shopping and dining options close by.
Move-in Ready Homes: Blackrock only makes their homes available to purchase once they are completely finished and move-in ready. The benefit is that a buyer has the opportunity to physically walk the home to get a feel for the layout, dimensions and interior finish selections and colors. Here in Verado, these models are part of Blackrock’s Urban Series, with their interior designer pre-selecting the interior stone surfaces, cabinetry colors and such. The design team quantified the most commonly requested interior finishes and produced their Standard Specification list to streamline the overall building process. Fencing and landscaping is always included in the home price.
2022 Building Projections: We are in the fourth and final phase with less than 40 homes to go before we are completely built out. Of these 38 homes, there is a mix of two story homes, single-level attached homes, and one single level stand alone home.
2022 Pricing: Blackrock’s vision to stay ahead of the supply chain issues helps keep pricing in check. For the first quarter, our anticipated pricing will be similar to 2021 with our two-story homes ranging from $474,900 to $484,900 (1,780 s.f. to 1,925 s.f.) and our single-level attached homes staying close to $404,900 (1,309 s.f. to 1,346 s.f.). The less common single level stand alone homes will be near $430,000.
Eco-friendly: The development team’s vision was to create a community enhanced by generous use of xeriscaping design in select areas, with plant material chosen for its sustainability qualities.
Additional details: We are an MLS-friendly neighborhood. Advance contracts, lot reservations or presales are simply not accepted. Lockboxes are installed on the homes are few weeks prior to completion, so bring your real estate agent, if you have one. Lockboxes allow agents access to the homes, so you can choose a convenient time for both of you.
